Our Design/Build services reduce costs for the owner by implementing our knowledge and experience in the construction industry. THOMARIOS can work with the client from the Preconstruction phase on the feasibility and conceptual aspect of a project, throughout the actual design, construction, startup, commissioning and final closeout.

THOMARIOS Design/Build services can implement Building Information Modeling (BIM) for our clients. BIM transcends concepts and drawings to three dimensional computer renderings of how a building or structure will look after completion, both inside and out. This, along with historical data, known guaranteed costs, industry trends, collaboration with engineers, proper scheduling and proper construction timing can all bring about cost savings and viability to a project for an owner. If sustainable construction or LEED certification is desired our LEED AP staff can also offer insight on how to accomplish this.

THOMARIOS has provided both At-Risk and Agency Build Construction Management services for both public and private entities. Our role as Construction Manager will benefit the Owner by advising on the best methods to deliver a project. THOMARIOS can achieve this through discussions with the Architect and Engineer to produce a cost-efficient way of completing a project.

Our experienced Construction Management personnel will recommend logical decisions for the owner throughout the build. THOMARIOS will provide the Owner with insight and services on the following: optimizing their use of funds, preparing proper request for proposals, value engineering, scheduling that will include a cash flow management plan, proper contractor scope reviews that can alleviate changes and potential costly disputes, enhance designs on particular projects, preparing and evaluating life cycle costs, LEED execution and documentation if required, monitoring the trades adherence to the specifications, continually reviewing the quality of work installed on the project, processing/start up, commissioning, and final closeout.
